Interested applicants must submit the following information prior to being accepted for residency by Park Management:
1. A signed copy of our Policies for Acceptance or Denial of Residency Applications form (See Above).
2. A fully completed Application for Residency (See Above).
3. Copies of the most recent three month’s pay stubs or proof of earnings; or written verification of income other than salary or wages for each income to be considered.
4. Copies of all applicants’ and resident’s driver’s licenses or other government issued photo ID’s.
5. Copy of (pending) Purchase Agreement or escrow papers with both current homeowners (Seller) and applicants (Buyer) signatures thereon.
6. If applicable, copy of (pending) commitment letter from a lender used to purchase this mobilehome including monthly repayment structure.
Upon receipt and initial review of this fully completed information by park management, you will be contacted by a credit reporting agency to authorize a credit and background check at your expense. It is suggested that you review the current homeowner’s copy of the Park’s Rules and Regulations prior to your deciding to reside in our park. Upon request to Park management, a .pdf copy can be emailed to you for review.
Once we receive all the above information, we will review your application and enclosures as well as the reports that you have authorized us to receive from the reporting agency. Within fifteen (15) days you will be notified in writing if your application has been denied and the reason(s) for that decision. If your application is approved, an appointment date will be arranged for your signature(s) relating to the Park rental agreement, rules and regulations, etc. Residency will not be permitted without approval and all documents, i.e., rental agreement, rules and regulations, etc. having been signed by the respective buyer(s).
We will provide you with the documents described in items 1. and 2. above, as well as the required “Information for Prospective Homeowners” form, “Mobilehome Park Rental/Agreement Disclosure” and our “Approved Animal Agreement and Rules” upon your request. These forms must be returned with your signature.

Application Timing Considerations
The Mobilehome Residency Law allows Park Management fifteen (15) business days from the date that the application package is complete, and all required documents have been received to review applications. Pursuant to Civil Code Section 798.74 (a), all approvals and denials are in writing as State law requires. No verbal approval or denials can or will be given nor will telephone inquiries serve to speed up the process. Please ensure you leave sufficient processing time for Park approval in connection with your pending Purchase and Sale Agreement. Park Management will not be held liable or accountable for any prospective applicants contractural timing requirements in connection with the approval process.
Fair Housing
All applicants will be treated equally. We do not deny people a rental space because of race, color, ancestry, national origin, religion, sex, marital status, age, sexual orientations, source of income, political affiliation, or disabilities. All persons wishing to obtain rental rights at Acton Country Mobilehome Park must complete an application and provide written authorization to complete a credit check and a verification of income and rental history. All applicants for tenancy must be the prospective registered owner of the mobilehome. Applicants must plan to establish the home being purchased as their primary residence.
Note: The Applicant should carefully read the General Qualification Standards below and present Management with any and all documents to assist Management in determining whether the Applicant has the financial ability to pay the rent and charges of Acton Country Mobilehome Park.
All Applicants must meet the following General Qualification Standards:
Age
Applicants must be at least eighteen (18) years of age to create a tenancy in an all age community.
Income
Applicants must have a total collective verifiable gross monthly income of at least two and one half (2.5) times the sum of the monthly space rent, utilities, and mortgage payment, if any. Income from joint applicants will be combined for this part of the application.
Proof of Income
Independent documentation of income must accompany the application by providing the most recent income information such as pay stubs for a ninety (90) day period, Social Security award letters, pension income statements, asset statements showing income from the asset, savings interest income or other independently verifiable sources of income.
Note: Overtime pay and bonuses may not be considered as income if they cannot be documented as regular and ongoing.
Self-employed Applicants must provide independently verifiable documentation of net income. We do not consider business gross income as personal income. An example of independent documentation would be a profit and loss statement or other net income statement by a certified accountant or bookkeeper who can verify the information provided in the statement. We are prohibited from requesting tax returns per Civil Code Section 798.74 (a). However, Applicants may voluntarily provide tax returns and provide a signed acknowledgement that the park did not request your tax returns.
Other helpful documentation are bank statements and investment statements to the extent they support (or are supported by) other income verification documentation. The key is for us to obtain financial documentation that can be verified.
Credit History
Acton Country Mobilehome Park uses various credit reporting agencies for credit screening. Applicants must have a good credit history for a minimum of two (2) years. If your credit score does not meet our requirements, but meets the requirements of your lender, we may accept that score, subject to review of the lender’s overall underwriting requirements.
Credit Screening
A credit and background report will be required for each adult applicant and/or resident, and the credit reporting company will impose a screening fee for each of them. Credit screening fees are refundable under specific circumstances pursuant to the Provisions of the Civil Code Section 798.74 (b).
Proof of Identity
All qualifying Applicants must provide a current Government issued photo identification to process applications.
An Application will be Automatically Denied for any of the Following Reasons:
a. Eviction or other documentation demonstrating that the applicant will not comply with the rules and regulations of Acton Country Mobilehome Park.
b. Financial inability to pay the rent and charges at Acton Country Mobilehome Park.
c. False or misleading information on the application for residency.
We do not accept guarators or co-signers on behalf of Applicant(s).
We do not rent to businesses or entities, individuals only.
These standards are applied to all applications for tenancy, and all must be met in order for approval to be given. It is strongly suggested that the Applicant(s) and their agents determine whether these standards can be met before applications are submitted in order to avoid delay and potential disappointment. Park Management will commit to complete the application process within the time frame as specified by the Mobilehome Residency Law and is not responsible for aligning this approval process or timing with any pending home purchases or sales.
